Topic: Clean, Repoint Brick

We have mixed-use property in Brooklyn--commercial unit on the ground floor and two stories of apartments above. The brick building is about 100 years old and the exterior is dirty from pollution and weathering. Some of the mortar between the bricks is cracked and loose and some of the stone framing around the windows are cracked as well. We want to steam clean and repoint the exterior of the building to give it a fresh new look and to keep cold drafts out.
Can you please explain the general procedure the contractor should follow in doing this kind of job?
Is there a special tool or procedure that is used to remove all the loose/cracked mortar before repointing or is it just pressure washed out?
I've been told that it costs about $6 per sq ft for this kind of job--does this sound right to you?
Is there anything else I should consider before following through with this job?
