Owning a home is an investment in which you hope to get a good return when you sell. The kitchen is the heart of the home. Most realtors agree that the two most important elements of a home are the kitchen and bathrooms. Upgrading the flooring, appliances, cabinets, and countertops will help to make your kitchen look modern and appealing. There are many different popular flooring types, including tile, hardwood, and laminate as well as newer earth-friendly materials like bamboo or cork. Cabinets don't always have to be replaced: They can also be refinished or even painted to have a fresh, clean look. While many homebuyers today prefer material like granite for countertops, it can be quite expensive. Other choices include quartz or other solid surfaces that are still beautiful but more cost-effective. As for appliances, stainless steel is the most popular, but black and white appliances are also appealing if they are new. Just be sure the appliances all match in color.

Bathroom Remodels

Much like the kitchen, bathrooms are also important to potential homebuyers. The flooring is one of the most important elements, as well as the fixtures and what kind of shower or tub is included. Curb Appeal

The outside of your home is the first thing potential buyers see. Make sure the outdoor appearance is appealing and nicely landscaped. The way a home looks from the outside is often referred to as "curb appeal." Nice flowers, a trimmed lawn, and some beautiful trees can enhance the look. Make sure the front porch or entryway is free of clutter and nicely paved or treated with stones for a very warm and welcoming look. You can add a bench or even a garden statue, but try to make sure the front of the home is clean and inviting, not cluttered. Keep in mind that curb appeal is key to enticing buyers. If they're impressed from the outside, they already have a positive outlook before they see the inside.

DIY Staging

When you're ready to sell your home, make sure it's free of clutter. The home can look lived in, but toys, clothes, and pet accessories should be stored away. Of course, make sure the floors, bathrooms, and kitchen are clean. If you have children, make sure their rooms are uncluttered. Use artwork to spruce up the look of the home and a simple change of wall colors can do wonders. If you decide to paint, make sure you use neutral but modern, fresh colors. Do not paint the walls in loud or bright colors, since this can distract and even turn off some buyers. Painting a room can do wonders and give it a whole new look for a very inexpensive price. Stage the home so that it looks clean, neat, and organized, and buyers will be more attracted to the size of the home as well as its overall character. Make sure the furniture is placed in rooms so that people can easily maneuver around. Secure loose area rugs, and be sure everything is clear of tripping hazards.
