Home Maintenance Tips

Exterior Home Maintenance

Maintaining the exterior of your home might not be the most glamorous of house projects, but it’s certainly worth your while to keep everything in the best shape. A regular maintenance routine, at least twice a year, can help you catch potential problems that could cause expensive damage.

“Don’t fall into the out of sight, out of mind trap, as this will put you on the fast track to disaster,” Matt Kaulig, owner of LeafFilter Gutter Protection, said. “Instead, stick to a maintenance schedule to perform preventative maintenance before there’s a problem, and regularly inspect your home’s exterior from top to bottom. You’ll save yourself a lot of headaches by taking these proactive measures.”

Just like an interior home maintenance checklist, it’s a good idea to have one for your exterior as well. Here are some specific areas to focus on:

  • Roofing
  • Gutters
  • Pathways & Patios
  • Foundation
  • Siding

Roof Maintenance

Your roof is a vital part of your home. It helps to keep you in a dry, temperature-controlled environment. When you notice a leak, it can sometimes be because of expensive roof damages. By regularly maintaining your roof, you can avoid expensive repairs. You’ll want to first see if there are any missing or damaged shingles and get those repaired as soon as possible. By repairing any damaged shingles now, you can save yourself money in the long term.

Roofs tend to have a long lifespan. To make sure it lasts, you’ll want to clean your roof annually. This gets rid of any moss, dirt and grime that could eventually damage your roof. The average cost to clean a roof is $392, with most homeowners spending between $319 and $432.

Gutter Maintenance

Gutter Maintenance

When was the last time you cleaned your gutters? If it has been awhile, you should make this a top priority for your exterior home maintenance. While you’re cleaning, it’s a good time to check you gutters for other potential problems that could lead to water damage in your home.

“Think about it, when was the last time you looked up at your gutters and really paid attention? Chances are, you only notice if there’s water dripping on your head as you pass underneath,” Kaulig said. “Pay attention to where the water is going. One of the most problematic causes of improper water diversion is clogged gutters. It can cause your gutters to overflow, which can damage your roof and foundation.”

Kaulig suggests that homeowners should check to be sure the gutters are diverting water far from the home and to see if water is leaking from the seams. If you see any leaks, you’ll need to have your gutters sealed to prevent any damage. The average cost to repair gutters and downspouts is $315.

Pathway & Patio Maintenance

Over time, you may notice that your patio and pathways may begin to deteriorate in quality. This might be due to age or, if you live in a colder climate, the extreme temperature changes. Weather can cause a shift in pathway and patio materials that may require some repairs. The average cost to repair a patio or pathway is $1,226 with most homeowners spending between $777 and $1,360.

However, to regularly maintain your patio or pathway, it’s a good idea to pressure wash at least once a year to get it looking good as new again!

Foundation Maintenance

Similarly to your roof, foundation maintenance is key to keeping your home comfortable and dry. You often don’t realize there is a problem until it is too late, and a leak has developed. Twice a year, walk around your foundation and look for any cracks. Even small cracks can cause bigger damages if left untouched over time. You’ll want to contact a masonry pro who can help you find the solution you need to make sure your foundation stays in great shape.

Siding Maintenance

Siding Maintenance

Depending on the type of siding you have, it may require different kinds of care. At a minimum, you should check your siding for cracks and areas where it may need to be repaired. Vinyl siding could benefit from a power wash annually, while wood siding should be treated about every four years to protect it from the elements.

Home Maintenance Checklist

You should be making exterior tasks a part of your overall home maintenance checklist. Taking a day to evaluate the condition of your house, both inside and out, can make a big difference.

“Doctors always preach that prevention is key, and it’s true for more than just the body,” Kaulig said. “A little bit of preventative maintenance goes a long way at preserving the integrity of your home. And think of it this way; your home is likely the biggest investment you’ll ever make, so why wouldn’t you do everything in your power to keep it in good condition?”

It shouldn’t take you more than a day to inspect the exterior of your home and clean up a few areas. However, if you discover that any repairs need to be made, it’s better to do that sooner rather than later. Pick a day once every six months to inspect your home’s exterior and prevent problems before they start.
