The Costs

  • The average minimum cost per square foot of soffit is $1.04.
  • The average maximum cost per square foot of soffit is $2.30.

In addition to the cost of the soffits, homeowners will find there are additional costs related to this type of installation project. Additional supplies and tools for the project add an average of $111.50 to the overall installation cost. The average cost per hour for soffit installation is $45.70. Installation of soffits on houses with more than four corners will cost more due to the increased complexity of corner installation. Installing soffits on homes with more than one level also adds to the overall project cost.

Material Types and Different Uses

Soffits are available in different material types to coordinate with the fascia and other roofing components. Vinyl is the most commonly used soffit type on homes today. They can be installed on newly built homes and retrofitted onto older homes when the roof is replaced. Vinyl is the lowest cost soffit option, yet it is durable. UPVC is a type of plastic material that is easy to maintain and install. Aluminum is low maintenance and comes in many colors. Wood soffits are most often found on older historical homes. The wood is attractive, but requires frequent maintenance to avoid rotting.

Advantages of Soffits

In addition to the benefits mentioned above, ventilated soffits improve the airflow into the attic, reducing the home's need for cooling in the summer and heating in the winter. Using soffits can help extend the lifespan of the roof. Soffits can add to the aesthetic appeal of a home and they may increase a home's market value. Different types of soffits come in a range of colors and architectural styles to coordinate with the house.

Disadvantages of Soffits

While there are many reasons to install soffits as part of a home's roofing system, there are disadvantages unique to each different material type of soffit. Vinyl soffits may bubble or blister in extreme heat. UPVC soffits are limited in colors and may not look attractive on some home styles. Aluminum soffits can become dented by severe weather conditions such as hail and can rust if not properly installed. Wood soffits are the most expensive material type, require careful installation and ongoing maintenance in order to work properly. Wood soffits also have a shorter lifespan and are susceptible to rot and infestation of wood destroying insects. Animals can also gain access to a home's attic space by boring a hole through a wood soffit, which is easier to do with wood than other soffit materials.
